Builders Are Cutting Prices: What It Means for Haslet, Northlake & Alliance Buyers (Oct. 2026)
By Cathy Carter, Broker/Founder, Carter Signature Properties · Oct. 26, 2026
Mortgage rates slipped to 7.32% this week. That is the first drop since late August. At the same time, 43% of U.S. builders cut prices in October. That is the most since at least 2020. If you are shopping in Haslet, Northlake, Alliance or North Fort Worth, that adds up to one thing: leverage. Here is what it means in plain English.
Rates this week in plain English
Freddie Mac says the 30-year fixed rate averaged 7.32% on Oct. 22, down from 7.40% the week before. A year ago it was 6.19% (Freddie Mac).
Here is the math that matters. On a $360,000 loan:
- At 7.32%, principal and interest is about $2,473/month.
- At 6.32%, it is about $2,233/month.
- That 1-point gap is about $240/month, or $2,880 a year.
Plain-English takeaway: One point of rate is real money. That is why a builder-paid rate buydown can beat a price cut. Waiting for rates to fall on their own is a gamble, not a plan.
Example only. Taxes, insurance, HOA and MUD/PID fees are extra. Your rate depends on your credit, loan type and down payment.
What the NAHB number really says
Every month, the National Association of Home Builders asks builders how they feel about sales. In October the score fell to 29, the lowest since June 2012 (NAHB/Wells Fargo HMI). Anything under 50 means more builders see sales as poor than good.
- 43% of builders cut prices in October, up from 38% in September.
- The average cut was 6%, the seventh month in a row at that level.
- 65% used sales incentives, the 19th straight month at 60% or more.
Plain-English takeaway: Builders are not feeling confident, and they are paying to win buyers. On a $450,000 new build, a 6% cut is about $27,000. That is national data, so each Haslet and Northlake community will be different. But the door to ask is wide open.
Why Fort Worth listings are shrinking
Here is the twist. Builders have plenty of homes. Resale owners are listing fewer of theirs. In August, DFW new listings were down 10% from a year ago, and active listings were down 6% (MetroTex).
- Tarrant County: 3.4 months of inventory, 1,736 sales (down 8%), $343,000 median price (down 3%).
- Denton County (home to Northlake): 4.4 months of inventory, $440,000 median (up 1%).
- DFW days on market: 58, up from 54 in July. Sellers got about 94.8% of list price on average.
- Nationally: 4.8 months of supply and 33 median days on market in September (NAR).
Plain-English takeaway: Tarrant is still a little tight, but homes are taking longer to sell, and builders are paying to win you over. Fewer resale choices plus motivated builders means new construction deserves a hard look right now.
How to ask a builder for incentives
Builders expect you to ask. Here is how to ask the smart way:
- Bring your agent on the first visit. Many builders need your agent registered at your first stop. Show up alone and you may lose your own representation.
- Start with move-in-ready homes. Finished "spec" homes cost the builder money every month they sit. That is where the best deals usually live.
- Compare buydown vs. price cut. Ask for both numbers, then compare the monthly payment, not just the sticker price.
- Ask if the buydown is permanent or temporary. A 2-1 buydown drops your rate for two years, then it goes back up. Know which one you are getting.
- Get an outside loan estimate. Some perks only work with the builder's lender. Compare a second lender before you agree.
- Get it all in writing. If it is not in the contract, it does not exist.
- Watch the calendar. Month-end and quarter-end can be when builders push hardest to hit goals.
Plain-English takeaway: Upgrades are nice, but they do not lower your payment. Rate help and closing-cost help usually do more for your monthly budget.
Resale vs. new build in 76052 and 76177
Haslet (76052) and the Alliance area of North Fort Worth (76177) have both new communities and established neighborhoods. Here is how they stack up right now:
What to compare | New build | Resale |
|---|---|---|
Rate help | Often offered (buydowns) | Possible through seller concessions |
Price room | Builders cutting about 6% on average nationally | Homes sitting longer = more room to talk |
Move-in timing | Quick if move-in-ready; months if built from scratch | Usually 30 to 45 days |
Property taxes | Watch for MUD or PID taxes in newer areas | Tax history is easy to look up |
Extras | Blinds, fences, yards may cost extra | Often already done |
Inspection | Still get your own, even on brand-new | Always a must |
Plain-English takeaway: Do not compare price to price. Compare total monthly payment, including taxes and fees. A cheaper home with a high MUD tax can cost you more each month than a pricier home without one. Quick answers
Are builders offering incentives in Haslet and Northlake right now?
Nationally, 65% of builders used sales incentives in October 2026 and 43% cut prices, according to NAHB. Ask each Haslet and Northlake builder about rate buydowns, closing-cost help and price cuts, and compare the monthly payment for each option.
What is the mortgage rate this week?
Freddie Mac reported a 7.32% average 30-year fixed rate on Oct. 22, 2026, down from 7.40% the week before.
Is Tarrant County a buyer's or seller's market?
Tarrant County had 3.4 months of inventory in August 2026, which still leans slightly toward sellers. But DFW days on market rose to 58, so buyers have more time and more room to negotiate than a year ago.
Is a rate buydown better than a price cut?
Often, yes, for your monthly budget. On a $360,000 loan, a 1-point lower rate saves about $240 a month. Ask the builder for both options in writing and compare the payments side by side.
