Haslet TX Market Report: September 2026 (76052)

The median sold price in 76052 jumped 15.3% in one month. Before you re-price your home off that number, here is what actually happened — and why most Haslet neighborhoods were basically flat.

Eighty-three homes closed across Haslet and the 76052 Alliance corridor in September. The median came in at $430,000, up from $372,900 in August. That is the number everyone is going to quote at the mailbox this month.

It is also going to get a lot of people in trouble.

The Headline Numbers for 76052

  • 83 homes closed in September, down from 100 in August.
  • $430,000 median sold price — up 15.3% month over month.
  • $188 per square foot paid by buyers, up 8% from $174.
  • 361 active listings and 67 under contract — 428 homes in the pipeline.
  • 4.3 months of supply, up from 3.6. Haslet just crossed out of seller's-market territory into balanced.
  • $43.27 million in total sales volume, with closings from $227,500 to $1,765,000.

Why the Median Jumped 15.3% (It Is Not What You Think)

A median is the middle number. Move the middle, and the median moves — even if not one single house in Haslet changed price.

That is exactly what happened. The typical home that closed in September was simply bigger: 2,518 square feet versus 2,311 in August, a 9% jump. Bigger houses at a slightly higher rate per foot multiply into a much bigger median.

And the reason the homes got bigger is the mix of neighborhoods that closed:

  • Sweetgrass went from 7 closings in August to 16 in September, at a $682,931 median.
  • Rancho Canyon, one of the most affordable spots in the ZIP, dropped from 20 closings to 3, with an August median under $294,000.

Swap a stack of $294,000 closings for a stack of $683,000 closings and the median climbs. No home had to gain a dollar for that to happen.

The Honest Test: Same Neighborhood, Both Months

Here is the check almost nobody runs. If Haslet values were really climbing 15% a month, then price per square foot would be up sharply in almost every neighborhood. It is not.

These are the Haslet-area communities that closed at least three homes in both August and September — the only ones where a month-over-month comparison means anything:

The plain-English takeaway: three communities gained real ground, three were flat, and one gave a little back. Not one of them moved anywhere close to 15%. The 76052 median is a mix statistic, not a value statistic — it tells you what sold, not what your house is worth.

Look at Sweetgrass and Wellington side by side. Both are Haslet. Both are minutes apart. One has 1.8 months of supply, the other has 11.2. If you price those two homes off the same "Haslet median," one of them sits all fall.

A fair warning on the small numbers: with one month of sales, a community that closed two or three homes can swing wildly. Read the bottom of that table as a direction, not a measurement.

The $400K–$500K band is the traffic jam: 74 homes competing for the eight buyers who closed there, which works out to 9.2 months of supply. Meanwhile the million-dollar band cleared at 1.4 months. In the same ZIP code. That is not one market — that is six.

Some of that spread is just bigger houses on bigger lots. But a $62 per square foot gap from the smallest lots to the largest says North Fort Worth buyers are paying for land, not only for square footage. If you are sitting on a quarter acre or better in Haslet, that is an asset worth pricing on purpose.

What This Means If You Are Thinking About Selling

  • Your community's number beats the ZIP's number. Every time. The spread from Sendera Ranch ($288,500) to Watercress ($905,000) is wider than most people's entire price expectation.
  • Months of supply went from 3.6 to 4.3. Haslet is balanced now. Buyers are still buying — 67 homes are under contract heading into October — but they have options and they are using them.
  • Sellers are asking $181 a foot. Buyers paid $188. That gap usually runs the other way, and it tells you the homes still sitting are not losing on price alone.
  • Pricing off a rising median is the classic fall mistake. If your neighborhood was one of the flat ones, a listing priced to the September median will sit through the holidays.

What This Means If You Are Buying in the Alliance Corridor

  • The $400K–$500K band is yours. At 9.2 months of supply, you have the leverage, the selection, and the time to be picky.
  • Sweetgrass and Watercress are not. Under 2 months of supply means you compete.
  • Fall is quietly a good window. Listings that didn't sell in the summer are looking at the calendar right now.
