Fifty-seven homes closed in Justin and the 76247 ZIP in September, the busiest month of the year so far. The median came in at $356,085, down from $430,000 in August.
If a buyer hands you that number as proof Justin is sliding, you are going to want the rest of this.

Why the Median Dropped 17% (One Neighborhood Did It)
A median is the middle number. Stack enough homes into the middle at one price, and the median moves there — whether or not a single house changed value.
Liberty Trails went from 1 closing in August to 25 in September. That is 44% of every home that sold in this ZIP, from one community, at a $330,000 median.
Twenty-five sales in a band from $275,000 to $381,990 is not twenty-five separate negotiations. That is a builder delivering a phase. Meanwhile Timberbrook — where the median closing was $538,000 — contributed just 7.
Here is the arithmetic that follows:
- The typical home that closed got smaller: 2,462 sq ft in August to 2,054 sq ft in September, down 17%.
- Price per square foot barely moved: $180 to $172, off 4.4%.
Smaller houses at roughly the same rate per foot divide into a much smaller median. That is the whole story.
The Honest Test: Same Neighborhood, Both Months
Only three Justin communities closed at least three homes in both August and September — which is a small test, and worth saying out loud. But if values were really down 17%, every row here would be falling off a cliff:

Look at Liberty Trails and Wildflower Ranch side by side. Both are Justin. One shows 1.1 months of supply, the other 10.0. Price those two homes off the same "Justin median" and one of them sits until spring.
A fair warning on the small numbers: communities with two or three closings can swing wildly in a single month. Read the bottom of that table as direction, not measurement.

This is the sharpest line in the whole report. Thirty-eight of 57 closings — two thirds — happened under $400,000, where supply runs under 3 months. Above $400,000 it more than triples to 10+ months.
Justin's demand is real, and it is concentrated. If your home lands above $400,000, you are not in a slow market — you are in a different market than your neighbor down the street.

That last row surprises people. Homes on an acre or more closed below the subdivision median — but not because land is worthless here. Those were much smaller, older houses, typically 1,414 square feet, and they still pulled $195 a foot, the highest rate in the table.
Out on the acreage, buyers are purchasing land with a house on it. Square-foot comps from Timberbrook will not price your property, and an agent who runs them will leave money on the table.
What This Means If You Are Selling in Justin
- Sellers are asking $190 a foot. Buyers paid $172. On a 2,054 sq ft home that gap is roughly $37,000 of wishful thinking — and it is why 287 homes are still active.
- Under $400,000, you are in good shape. Under 3 months of supply and two thirds of all closings. Price it right and it moves.
- Above $400,000, the job changes. At 10+ months of supply, condition, staging and photography stop being nice-to-haves and become the entire strategy.
- If you are reselling near new construction, know your real competition. You are not just competing on price — you are competing against a builder warranty and a rate buydown. Lot, trees, mature landscaping and move-in timing are where a resale wins.
