Madero Haslet TX: 2026 Neighborhood & Home Guide

Madero in Haslet, TX: The 2026 Neighborhood Guide

Madero is one of the biggest names in Haslet real estate right now, and for good reason. It's a brand-new master-planned community with a new elementary school inside it, no MUD or PID taxes, and quick access to Alliance, 287 and I-35W.

But "new and popular" doesn't tell you what you actually need to know. Is it Haslet or Fort Worth? Who builds there? What's the HOA? Should you buy new or resale? Here's the local, no-fluff guide from the Carter Signature Properties team, based right here in Haslet.

🏡 Madero at a glance

Size: About 895 acres, 2,500+ homes planned

Address: Haslet, TX 76052 (inside Fort Worth city limits)

Builders: Trophy Signature Homes and Taylor Morrison

Taxes: No MUD or PID (per the builders)

HOA: Around $550/year in recent listings

School district: Northwest ISD

Where Is Madero? (Haslet Address, Fort Worth City)

Madero sits north of Sendera Ranch in far north Fort Worth, between Hwy 287, I-35W and SH 114. Homes have Haslet 76052 mailing addresses, but the community is inside Fort Worth city limits.

Why does that matter? City limits decide who picks up your trash, which police and fire department responds, and which city tax rate shows up on your bill. Most of Madero is in Denton County, but the county can vary by lot. So always check the appraisal district for the exact address.

  • Downtown Fort Worth: Under 30 minutes
  • Alliance jobs and Alliance Airport: A short drive east
  • Everyday shopping: Hwy 287 at Avondale-Haslet, plus Alliance Town Center and Presidio
  • Weekend fun: Eagle Mountain Lake and Texas Motor Speedway are both close

Who Builds in Madero (and What Homes Cost)

Madero is a joint project of Green Brick Partners and Taylor Morrison. They announced it in 2020 and planned roughly half the homes for each side.

Builder

What you'll see

Trophy Signature Homes

One- and two-story homes, many with 3-car garages. Recent listings ran from the mid-$300s to the low-$400s.

Taylor Morrison (Madero 50s)

Homes on 50-foot lots, about 1,700 to 2,800+ sq ft, many with 4–5 bedrooms. Plans recently started in the low-to-high $300s, with some topping $400K.

Prices change fast with builder incentives and new phases. Treat these as a snapshot from October 2026, not a quote.

Amenities: What's Open Now and What's Coming

Open now

  • Community pool and playground
  • Walking trails and open green space
  • Community fire pit

Planned

  • A second amenity center with a resort-style pool
  • Sports courts and open-air gathering spaces
  • More trails and parks
  • Neighborhood retail

Honest tip: "Planned" means planned. Ask the builder for a timeline in writing if a future amenity is a big reason you're buying.

Taxes, HOA & the No-MUD/PID Angle

This is one of Madero's biggest selling points. Many new communities around DFW add a MUD (Municipal Utility District) or PID (Public Improvement District) tax on top of your regular taxes. Madero's builders market the community as having neither.

  • What you will still pay: City of Fort Worth, county, Northwest ISD and other standard local taxes.
  • HOA: About $550 a year (roughly $46 a month) in recent listings. Confirm with the HOA before you buy.
  • New-build tax surprise: Your first tax bill may be based on the lot only. Once the home is appraised, the bill jumps. Budget for the full amount from day one.

Schools: Just the Facts

  • District: Northwest ISD.
  • New campus: Dr. Leigh Anne Romer Elementary opened inside Madero in fall 2026.
  • High school zones are changing: NISD is redrawing high school boundaries for the new Davis High School, opening in 2027. The board is expected to vote on November 9, 2026.

Bottom line: verify the zone, not the rumor. Builder flyers and older listings may show zones from before these changes. Check any address at Northwest ISD's boundary page. For the full rundown on this fall's dates, read our Fall 2026 school dates guide.

📊 The local market angle

In August, Denton County had 4.4 months of inventory vs. 3.4 in Tarrant County (MetroTex). Most of Madero sits on the Denton side.

Plain-English takeaway: Buyers have a bit more choice here than in Tarrant, and builders are competing for them. That often means incentives on new homes. For resale sellers, it means your home needs to be priced and prepped to stand out next to brand-new builds.

Buying in Madero: New Build or Resale?

New construction

  • Bring your agent on the first visit. Many builders ask that your agent come with you or register you at your very first visit. Walk in alone and you may lose that option.
  • Ask about incentives. Rate buydowns, closing-cost help and upgrades come and go. Get the offer in writing.
  • Get an independent inspection. Yes, even on a brand-new home. Do one before drywall and one before closing.
  • Read the lot. Backyard size, which way the patio faces, and what's planned behind you all matter later.

Resale

  • Move-in ready now. Blinds, fences and landscaping are often already done, which saves real money.
  • Room to negotiate. Resale sellers are competing with builder deals, so there may be wiggle room.
  • Compare apples to apples. Price per square foot, lot size and upgrades, not just the list price.

Selling in Madero: How to Compete With the Builders

  • Price for this month. Builder price cuts and incentives move the market. Your price should reflect what's down the street today.
  • Sell what new builds don't have. Finished landscaping, a fence, blinds, a mature yard and a move-in date in weeks, not months.
  • Consider your own incentive. A seller-paid rate buydown can compete head-to-head with a builder offer.
  • Presentation matters. Pro photos, video and a clean, staged home help a resale shine next to a decorated model.
