If you've driven U.S. 287 north of Avondale-Haslet Road lately, you've seen it: rooftops where there used to be pasture. That's Northstar. And it's still growing, one new street at a time.

Here's the thing. Most online info about Northstar comes from builder ads. Builder ads are great at telling you about granite. They're not great at telling you about MUD taxes, resale value, or what life there actually costs each month.

Where Is Northstar Located?

Northstar sits along U.S. Highway 287, north of Avondale-Haslet Road, in far north Fort Worth. The main road in and out is Northstar Parkway, an east-west street that connects the neighborhood straight to 287.

A few quick facts that trip people up:

Who Built Northstar?

Northstar was launched in 2018 by the same development team behind Morningstar in Aledo. According to the Fort Worth Business Press, the plan called for 750 acres and about 2,200 homes at full build-out.

What Amenities Does Northstar Have?

This is where Northstar earns its "master-planned" label. Amenities include:

  • Multiple swimming pools, including a resort-style pool
  • Splash pad and playgrounds
  • Indoor amenity center with a game room and event space
  • Nature trails and about two miles of sidewalks
  • Soccer field, parks and a community pond

Translation: you can walk the dog, hit the pool, and host a party without leaving the neighborhood. Your HOA dues are what keep all of that clean and running.

Schools Serving Northstar

Northstar is in Northwest ISD. Molly Livengood Carter Elementary opened in 2023 and sits right inside the Northstar community.

Middle and high school assignments can shift as the district grows. Before you buy any home, confirm its current attendance zone with Northwest ISD directly. (Pro tip: we do this for every buyer we represent.)

The Northstar Tax Talk Nobody Gives You

Here's your "learn something real" moment.

Northstar homes pay a MUD tax. MUD stands for Municipal Utility District. When a new neighborhood gets built out in the country, somebody has to pay for the water lines, sewer lines and roads. A MUD sells bonds to pay for that stuff. Then homeowners pay it back over time through their property tax bill.

That's why Northstar's total tax rate lands around 2.4% to 2.7%, while some older neighborhoods sit lower.

Quick math: On a $400,000 home, a 2.5% rate is about $10,000 a year, or roughly $833 a month in your mortgage payment. Homestead exemptions can lower that.

Is a MUD bad? Nope. It's just a different way to pay for roads and pipes. And the upside: as more homes get built and values rise, the MUD's bond payment gets spread across more homeowners. The rate can come down over time. It's not a guarantee, but it's how MUDs are designed to work.

Plain-English takeaway: Don't compare list prices alone. Compare total monthly payments, taxes and HOA included. That's the number that hits your bank account.

Resale vs. New Build in Northstar: What Nobody Tells You

Builders are still selling in Northstar. So why would anyone buy a resale home there?

Because a resale usually comes with the stuff builders charge extra for, or leave off completely:

  • Fences, gutters and window blinds already installed
  • Landscaping that's grown in (not a stick tree and fresh sod)
  • No waiting on a build schedule
  • Real history: you can see how the home and the street actually live

New builds have their place too, especially when builders offer rate buydowns or closing cost help. The smart move? Price out both, side by side, including upgrades and closing costs. That's exactly what we walk our buyers through.

Is Northstar a Good Place to Buy a Home?

Northstar is a strong fit if you want:

  • A newer home without a long drive into the country
  • Pools, trails and an amenity center included in your HOA
  • A short commute to Alliance, 287 or I-35W
  • Room to choose between resale and new construction

It may not be your fit if you want an acre lot, no HOA, or the lowest possible tax rate. That's OK. The Haslet and North Fort Worth area has options for that too, and we know every one of them.
