Eagle Alliance Crossing: What 500,000 New Sq Ft on FM 156 Means for Haslet & Justin Homeowners

By Cathy Carter, Broker/Founder, Carter Signature Properties · Oct. 29, 2026

Another big project is headed to the Alliance corridor. Eagle Alliance Crossing will add about 500,000 square feet of industrial space on FM 156, the same road that runs through Haslet and Justin. If you own a home nearby, or you are thinking about buying here, this is worth five minutes. Here is what we know, what we don’t, and what it could mean for your home.

What’s being built and when

Dallas-based Holt Lunsford Commercial Investments is building a five-building, Class A industrial park (REjournals). Here is the plan:

  • 514,726 square feet on 50.31 acres.
  • One big 229,398 sq ft cross-dock building. That is a building where trucks unload on one side and reload on the other.
  • Four smaller “shallow-bay” buildings, from about 29,480 to 162,524 sq ft. These suit smaller businesses that need a warehouse plus some office space.
  • Clear heights up to 36 feet, dock-high loading, and a few acres of outside storage.
  • It is being built on spec, meaning no tenants are signed yet. The developer expects roughly 5 to 10 tenants (The Real Deal).
  • Timeline: construction is set to start in December 2026, with completion targeted for 2028.

Plain-English takeaway: This is not one giant distribution center. It is a mix of one large truck building and several smaller warehouses for local and regional businesses. You will see dirt moving this winter and buildings by 2028.

Where it is (18344 FM 156)

The address is 18344 FM 156, Fort Worth. According to the announcement, the site is:

  • About 0.5 miles from SH 114
  • About 2.8 miles from I-35W
  • Minutes from Fort Worth Alliance Airport and the BNSF Alliance Intermodal rail yard

FM 156 is the main north-south road through Haslet and Justin. So even if you do not live right next to the site, there is a good chance you drive past it.

Plain-English takeaway: Pull up the address on a map and check your daily routes. Distance from the site matters, but your commute route matters just as much.

Jobs, traffic and noise: the honest list

Every big project has upsides and trade-offs. Here is the straight version:

The upsides

  • New jobs nearby. No job count has been announced yet, but 5 to 10 businesses mean new workers, and some will want to live close by.
  • Business growth. More companies in the corridor can mean more restaurants, shops and services over time.
  • Commercial tax base. Industrial buildings pay property taxes too, which helps fund local services.

The trade-offs

  • More trucks. A cross-dock building is all about trucks coming and going. Expect heavier truck traffic near FM 156 and SH 114.
  • Construction noise and dust. Starting December 2026 and running into 2028.
  • Lights and activity. Warehouses can run early, late or around the clock, depending on the tenant.
  • Unknown tenants. Because it is built on spec, nobody knows yet exactly who moves in or what hours they keep.

Plain-English takeaway: If you live a few miles away, this is mostly a jobs-and-growth story. If you back up to FM 156 or sit near the site, plan for trucks and noise, and watch who signs leases.

What growth has meant for nearby neighborhoods

AllianceTexas, the 27,000-acre development by Hillwood, has been pulling jobs into far north Fort Worth for years (The Real Deal). Here is where the housing market sits right now:

  • Tarrant County (August): 3.4 months of inventory, 1,736 sales (down 8%), and a $343,000 median price (down 3%) (MetroTex).
  • Denton County (Justin and Northlake): 4.4 months of inventory and a $440,000 median (up 1%).
  • DFW days on market: 58 in August, up from 54 in July.
  • Fort Worth new listings: down 9.5% from a year ago in the four weeks ending Oct. 18 (Redfin).

Plain-English takeaway: Fewer new listings plus more jobs nearby means sellers near Alliance still have some leverage. Homes are taking longer to sell, though, so pricing right still matters. Buyers should plan for traffic, not just price.

Buying or selling near FM 156

If you are selling

  • Lead with the upside. Short commutes to Alliance jobs are a real selling point. Say it in your listing.
  • Price for today, not 2028. Buyers pay for what they can see now, not future growth.
  • Think about timing. Selling before heavy construction starts can mean easier showings.
  • Check your property taxes. Growth can push values up, and so can your tax bill. As a Texas Licensed Property Tax Consultant, Cathy can help you look at a protest.

If you are buying

  • Drive it at rush hour. Visit at 7:30 a.m. and 5 p.m. on a weekday before you write an offer.
  • Look at the map, not just the house. Note where the home sits compared with FM 156, SH 114 and truck routes.
  • Ask about what’s next. Check city zoning maps and planned road projects nearby.
  • Use it as leverage. Homes right on busy roads often take longer to sell, which can mean more room to negotiate.

Plain-English takeaway: Growth helps the area overall, but every street is different. Location within the neighborhood matters more than ever.

Your next step

The Alliance corridor keeps growing, and your home’s value depends on more than the county average. It depends on your street, your route and your timing.
