The Short Answer: What Happened in the Northlake Market in August 2026
- 31 homes closed across Northlake, totaling $22.2 million in sales volume — the highest dollar volume per sale of any market in the corridor.
- Median sold price was $652,000 at $206 per square foot. The typical home that sold was 3,163 square feet.
- 197 homes are active and 23 are under contract, putting Northlake at 6.4 months of supply — a buyer's market.

Read the thin rows carefully. Northlake had 31 sales last month. Hawthorne Estates and Prairie View Farms each had exactly one closing — real numbers, but one house is a data point, not a trend. Weigh their active listings more heavily than their sold price. Pecan Square, with 16 closings, is the only community here with genuinely robust comps.
Pecan Square Market Update: The Community That Is Northlake
Pecan Square is not simply the largest neighborhood in Northlake. It is the market. Sixteen of the town's 31 August closings happened there, and it holds 116 of the 197 active listings — more standing inventory than every other Northlake community combined, more than twice over.
- 16 Pecan Square homes closed in August 2026 at a median of $589,000, or $193 per square foot. The typical home was 3,125 square feet, and sales ranged from $299,900 to $840,000.
- 116 homes are active and 8 are under contract.
- At 7.2 months of supply, Pecan Square is the most oversupplied large community in Northlake.
The number that gets misread. Pecan Square sellers are asking a median of $550,000 while buyers closed at $589,000 — which looks like sellers are underpricing. They are not.
The homes still on the market are simply smaller: a median of 2,767 square feet active against 3,125 sold, with 37% of active listings under 2,500 square feet versus 25% of the ones that closed. The active inventory is weighted toward smaller new-build product, which drags the asking median down.
Compare per square foot and the real picture appears: sellers are asking $211 per square foot against the $193 buyers actually paid — a 9% premium over what the market cleared. In a community this large, price per foot is the only comparison that holds.

The luxury tier is the surprise. In most markets the top end is where inventory is thinnest. In Northlake it is the opposite: 32 homes are active above $1 million against 4 August sales — 8.0 months of supply, the most oversupplied band in town. If you are listing a luxury home in The Highlands, Hawthorne Estates or Creek Meadows this fall, that is your competitive reality.
Meanwhile $700,000 to $1 million is the healthiest band at 4.5 months, with 10 closings. That is where Northlake's demand is genuinely concentrated right now.
What Buyers Paid by Bedroom Count
Four-bedroom homes are the heart of this market: 21 of 31 closings, at a median of $623,710 and $202 per square foot. Five-bedroom-plus homes closed at a median of $701,495 ($198/sq ft).
One caveat worth flagging: the three-bedroom median reads $1,039,000, which is higher than four- and five-bedroom homes. That is not a pricing anomaly — all three of August's three-bedroom closings were acreage estates in The Highlands and Stardust Ranch, where the lot drives the price, not the bedroom count. It is a good reminder that in Northlake, land is a bigger price factor than floor plan.
Northlake vs. Justin vs. Haslet: Three Markets, Three Stories
These three towns sit within fifteen minutes of each other in the Alliance corridor, and they are behaving completely differently. If you are relocating within North Texas, this comparison matters more than any one report on its own.
